Beach Haus is not a hotel. It is a collection of vacation rentals. You will stay in a private, fully equipped
apartment with the space, privacy, and independence of a home, plus select guest services to support your stay and a local team just a call away whenever you need assistance.

Because Beach Haus offers vacation rentals, some things work differently than they do at a hotel. Checkin is self-service using a personal door code, and daily housekeeping is not included, though it is available upon request for a fee.

Beach Haus Bal Harbour is a beachside residential community with an on-site front desk and resort amenities, including daily beach service, a fitness center, and two pools.

At 290 and 291 Bal Bay Drive, Bal Harbour, FL 33154, in two adjacent buildings. The fitness center is located at 10250 Collins Avenue.

There is no 24-hour reception. Your smart-lock code provides access to your apartment at any hour, and the team is available outside office hours for urgent assistance.

Our on-site front desk is open daily from 9:00 AM to 5:00 PM. Between 5:00 PM and 9:00 AM, calls are forwarded to our after-hours call center.

Every Beach Haus apartment offers self check-in with an electronic smart lock. Before your arrival, we will send your apartment number and personal door code. If you need help getting in, please call us.

You never have to wait for anyone. Your personal door code allows you to enter at any hour.
If you arrive while our team is on site, daily from 9:00 AM to 5:00 PM, they will be happy to welcome you, share local recommendations, and answer any questions.

Resort fee: $25 plus tax per night. This includes beach chairs, an umbrella, towels, unlimited fitness center access, daily bicycle use, high-speed Wi-Fi, and access to both pools.
Departure cleaning: A one-time fee of $50-$150 plus tax per stay, based on apartment size and length of stay.
Parking: Outdoor, on-site self-parking is charged per vehicle, per night, plus tax. Rates are $30 per day for stays of up to six nights, $15 per day for stays of seven nights or more, or $225 per month.
Optional mid-stay housekeeping: Charged per service, plus tax. Studios: $35; One-Bedroom apartments: $45; Two-Bedroom apartments: $55.

The departure cleaning fee is a one-time charge per stay. It is not charged nightly, and it is the only cleaning service included. Any additional housekeeping during your stay is optional, must be requested, and is charged per service.

We collect a deposit equal to 50% of the room total when you book. The remaining balance is due at check-in. Beach Haus accepts credit cards only; cash is not accepted. Groups and guests with special reservations may arrange payment by wire transfer before the cancellation window.

Applicable lodging taxes in Bal Harbour total 11%. See “What taxes apply?” for details.

Cancellations are free of charge up to 14 days before arrival. For cancellations made within 14 days of arrival, the deposit is non-refundable. A no-show, or a cancellation made on or after the arrival date, will be charged for the full stay.

Yes. A $500 hold is authorized on your card at arrival and released within 24 hours after check-out, provided the apartment is returned in the same condition. This is an authorization, not a charge. Nothing is billed unless there is damage.

Check-in begins at 3:00 PM, and check-out is by 11:00 AM.

Early check-in and late check-out are subject to availability and can be confirmed only on the day of arrival or departure. Please contact the office directly that morning, and our team will do its best to accommodate you.

Late check-out fees: Until 3:00 PM, half the nightly rate; after 3:00 PM, the full nightly rate.

Your personal smart-lock code works at any hour, so you can access your apartment at any time. If you expect to arrive late, please let us know in advance so we can make sure you have everything you need.

Between 5:00 PM and 9:00 AM, calls are forwarded to our after-hours call center.

No. Beach Haus is a vacation rental, not a hotel, so daily housekeeping is not provided. Your apartment is yours for the duration of your stay. We are happy to deliver fresh sheets and towels to your apartment at no charge whenever you need them. If you would like a complete cleaning, housekeeping is available as an optional paid service, arranged through the office and charged per visit.

Rollaway beds are available in One-Bedroom and Two-Bedroom apartments for $50 plus tax per night.
They are complimentary in One-Bedroom apartments in building 290. Pack ’n Plays are complimentary and subject to availability.

There is no communal ice machine. One-Bedroom and Two-Bedroom apartments have full-size refrigerators with ice makers, while Studios have compact refrigerators.

Yes. The vending machine is on the first floor, in front of the elevator next to the Amazon Locker.

No. Beach Haus is designed around apartment living, and every apartment has its own kitchen or kitchenette. Several dining options are available at Bal Harbour Shops, about a 15-minute walk away.

No. However, delivery is widely available, and the major delivery apps serve the area.

No. Breakfast and meal plans are not offered. Every apartment includes a kitchen or kitchenette so you can prepare your own breakfast.

Bal Harbour Shops, located next door, offers approximately seven restaurants. Additional dining options are available in Surfside and Sunny Isles. Local favorites include Flanigan Seafood Bar & Grill, Duffy Sports Grill, and Sea Grill.

Yes. Two on-site pools are included in the resort fee and are open from sunrise to sunset. There is no lifeguard on duty, glass is not permitted in the pool area, and the pools are not heated.

Yes. Full beach service, set up directly on the beach, is included in the resort fee and available from 10:00 AM to 6:00 PM.

Yes. Our fitness center at 10250 Collins Avenue is open from 7:00 AM to 7:00 PM and is included in the resort fee.

The Village of Bal Harbour offers beach events and complimentary museum admission. Nearby attractions include Bal Harbour Beach, Haulover Park and Inlet, The Shul, Oleta River State Park, boat tours, and the Intracoastal Cinema.

No. Beach Haus does not offer on-site business services, including meeting rooms, printing, or fax services.

Bal Harbour: Our largest beachside community, with a front desk, two pools, a fitness center, and resort amenities, all within the vacation-rental model.

Miami International Airport and Fort Lauderdale-Hollywood International Airport are both approximately 17 miles away. The beach and Bal Harbour Shops are within walking distance.

Bal Harbour Shops is next door. Aventura Mall and a Publix supermarket are about five minutes away.
South Beach is approximately 30 minutes away, while Vizcaya Museum and Gardens and the Frost Museum are about 40 minutes away.

Yes. Bus stops are located directly across from the property, and the complimentary Freebee shuttle operates within the village. Tipping the driver is customary. The Brightline station in Aventura is approximately 15 minutes away by car.

No. Pets are not permitted at any Beach Haus property. If evidence of a pet is found in the unit, additional cleaning fees starting at $250 will apply.

No. Because Beach Haus is not pet-friendly, we do not offer pet amenities or designated pet areas.

Beach Haus provides on-site security from 7:00 PM to 7:00 AM, cameras in the parking area, entrances, and common areas, and an in-room safe in every apartment.

Quiet hours are from 10:00 PM to 8:00 AM at all properties, in both public and private areas.

All Beach Haus properties are smoke-free. Smoking in an apartment carries a minimum penalty of $250.

Guests must be at least 21 years old to check in at any Beach Haus property.

There is no per-guest charge. The maximum occupancy for each apartment is listed in its description, and every guest staying at the property must be registered at check-in.

The combined tax rate is 11%, consisting of 7% sales tax and 4% lodging tax. Room charges, cleaning fees, and mandatory fees are taxed at the full 11%. Incidentals, such as parking and extra beds, are taxed at the 7% sales tax rate.

No. Luggage storage is not available at any Beach Haus property.

Yes. Packages are held for up to 30 days, and a $10 handling fee applies to each package.

Our front desk, open daily from 9:00 AM to 5:00 PM, provides guest services. There is no dedicated concierge, but our team is happy to share local recommendations.

Many apartments include an in-unit washer and dryer with a starter pack of detergent. Select Studios in building 290 do not include in-unit laundry, so please check your listing. Dry-cleaning services are not offered.

No. Airport shuttle service is not offered. Rideshare services, including Uber and Lyft, and taxis are readily available at both MIA and FLL. The drive takes approximately 30-40 minutes, depending on traffic.
