Beach Haus is not a hotel, it is a collection of vacation rentals. You will stay in a private, fully equipped apartment, with the space, privacy, and independence of a home, plus select guest services to support your stay and a local team just a call away whenever you need one.
Because Beach Haus offers vacation rentals, some things work differently than they do at a hotel: check-in is self-service using a personal door code, and daily housekeeping is not included, though it is available on request for a fee.
Each location has its own personality:
Bal Harbour: A beachside residential community with an on-site front desk and resort amenities such as daily beach service, a fitness center, and two pools.
Key Biscayne: A relaxed island setting with personalized, on-call guest support.
Design District: Designed for extended and corporate stays, with a 30-night minimum.
Beach Haus apartments are spread across three Miami-area neighborhoods:
Bal Harbour: 290 & 291 Bal Bay Drive, Bal Harbour, FL 33154 (two adjacent buildings; fitness center at 10250 Collins Avenue).
Key Biscayne I: 285 Sunrise Drive, Key Biscayne, FL 33149.
Key Biscayne II: 201 Sunrise Drive, Key Biscayne, FL 33149 (the guest office for both Key Biscayne buildings is at 285 Sunrise Drive).
Design District: 128 & 136 NE 46th Street, Miami, FL 33137.
There is no 24-hour reception at any Beach Haus property. Your smart-lock code gives you access to your apartment at any hour, and the team is reachable outside office hours for urgent matters.
Bal Harbour: The on-site front desk is open daily from 9:00 AM to 5:00 PM. Between 5:00 PM and 9:00 AM,
calls are forwarded to our after-hours call center.
Key Biscayne I & II: The guest office at 285 Sunrise Drive is open Monday through Friday from 9:00 AM to
5:00 PM. Outside those hours and on weekends, the property manager is reachable by phone and text for
urgent matters.
Design District: No front desk and no staff at the property. Our team is available by email.
Every Beach Haus apartment features self-check-in with an electronic smart lock. Before arrival, we will
send you your apartment number and a personal door code. If you need help getting in, please contact the

Bal Harbour
Resort fee: $25 + tax per night. Includes beach chairs, umbrella and towels, unlimited fitness center access, daily bicycles, high-speed Wi-Fi, and access to both pools.
Departure cleaning: One-time fee of $50–$150 + tax per stay, based on apartment size and length of stay.
Parking: Outdoor on-site self-parking, per vehicle, per night (+ tax) - $30/day for stays up to 6 nights, $15/day for stays of 7+ nights, or $225/month.
Optional mid-stay housekeeping: per service - Studios $35 / One-Bedroom $45 / Two-Bedroom $55, + tax.
Key Biscayne I & II
Departure cleaning: One-time fee of $50–$150 + tax per stay, based on apartment size and length of stay.

The departure cleaning fee is a one-time charge per stay it is not nightly, and it is the only cleaning included. Any additional housekeeping during your stay is optional: you request it, and it is charged per service.
We collect a deposit of 50% of the room total when you book; the balance is due at check-in. Beach Haus accepts credit cards only (no cash). Groups and special reservations may arrange payment by wire transfer prior to the cancellation window. Applicable lodging taxes vary by location: 11% at Bal Harbour and 13% at Key Biscayne and the Design District (see “What taxes apply?”).
Cancellations are free of charge up to 14 days before arrival. Within 14 days of arrival, the deposit is nonrefundable. A no-show, or a cancellation on or after the arrival date, is charged for the full stay.
Yes. A hold is authorized on your card upon arrival and released within 24 hours after check-out, provided the apartment is returned in the same condition. This is an authorization, not a charge, nothing is billed unless there is damage.

Early check-in and late check-out are subject to availability and are confirmed only on the day of arrival or departure. Please contact the office directly that morning and our team will do its best to accommodate you.

Your personal smart-lock code works at any hour, so you can access your apartment at any time. If you expect to arrive late, please let us know in advance so we can make sure you have everything you need.

No, Beach Haus is a vacation rental, not a hotel, so daily housekeeping is not provided. Your apartment is yours for the duration of your stay. We are happy to deliver fresh sheets and towels to your apartment free of charge whenever you need them and if you would like a complete clean, housekeeping is available as an optional paid service, arranged through the office and charged per visit.
Bal Harbour: Studios, $35; One-Bedroom apartments, $45; Two-Bedroom apartments, $55; plus tax per service.
Key Biscayne I & II: Per-service pricing is available at the office.
